Le Manoir Des Couts is a 16thC Manor
House with enclosed garden and pool, ideally situated in a peaceful
hamlet South of Poitiers.
The house, with 2 bedrooms and four poster bed in spacious living
room, sleeps 6 + baby, has been caringly restored. It features beautiful
carved windows with interior stone seats, a gothic fireplace, superb
flagstones, exposed beams etc.
Antique and modern furniture, fabrics, soft colour schemes, pictures
and objects have been carefully selected to suit its ancient character
and to make you feel at home.

| The
house is fully detached, its spacious accommodation is presently
on the ground floor only, approx 112m2, (total surface approx
250m2), and will sleep 6 and a baby. A cot and high chair
are provided. The first floor is a future project. The attic
is well insulated and windows are either new, wooden double
glazed or fitted with shutters for your comfort.

| LIVING
ROOM: 43m2, with superb flagstones, two carved windows
with interior stone seats, a gothic fireplace with wood burning
stove, exposed beams and new double glazed wooden windows.
There is one sofa, 4 armchairs, a coffee table, a four poster
bed, a small hi fi, a TV/video/DVD, a choice of English videos,
books on the region, magazines and old fashioned games.

| KITCHEN/DINING
ROOM: Exposed beams, flagstones, original stone sink
but a newly equipped kitchen with gas cooker, fridge, microwave,
tiled worktop, electric kettle, coffee machine, antique Henri
II buffet with its matching table and six chairs. A door leads
to the garden. |

BEDROOM 1: Exposed beams, 2 single beds, a
chest of drawers. BEDROOM 2: Exposed beams,
double bed, wardrobe, chest of drawers and a cot.
SHOWER ROOM: Shower with thermostatic tap and glass
door, toilet, washbasin and cupboard.
UTILITY ROOM: Washing machine, clothes-rack,
hoover, iron, ironing table, cleaning utensils. |

THE GARDEN: Private, enclosed and very sheltered,
approx 300m2, ideal for children, with its 6.4m x4m wooden
pool, selected for its more natural look and ability to integrate
in an old fashioned garden.

The garden has been re-designed to feature a 16th c style herb
garden and its mature vines which run over pergolas provide
shade for a wooden picnic table and a bench.
At the right season, you will enjoy the delicious scents of
Lilly of the valley, lilac, lavender, old roses, honeysuckle
and eucalyptus, not to mention the herbs.
Then of course we have pears, grapes and peaches, just like
in a real garden! |

Le Manoir des Couts is ideally situated in a peaceful hamlet,
Les Couts, approx. 50mns South of Poitiers airport, off the
N10 at Couhé, and the D14, 4kms before the market town
of Lezay. Ideally situated with Futuroscope
just 50 mins away. Futuroscope (photo below
left) is an amazing park filled with exhibits celebrating
science and technology. There is plenty to see and do and
really aims for fun and education.
La Rochelle/Ile de Ré (photo below
right), is about 60 mins away, Venise Verte (50mns) and 5mns
from the local market town of Lezay.

By Road
This rare ancient home can be reached within a 4 to 7 hour’s
drive from the Channel Ports.
By Air
Ryanair flights from Standsted to Poitiers or Limoges or from Birmingham
to La Rochelle are a perfect way to travel, for a quick break or
a long holiday. Flights are extremely cheap when booked in advance.
Limoges airport is a small, very friendly airport with all the usual
car renting facilities.

| PAINTING
LESSONS
We are professional artists, trained at the Royal Academy
Schools, London and at Edinburgh College of Arts, with wide
teaching experience.
Should you wish to seek inspiration from the beautiful surroundings
this region offers and improve your painting skills, Keith
Dunkley, former tutor will be pleased to offer advice and
the possibility of painting lessons.

We welcome children
and provide a cot and high chair.
Linen hire available.

| All
prices are per week, Saturday to Saturday and include gas,
water, electricity from July to August .
For the rest of the year, they include gas, water, 10KW of
electricity per day and a basket of wood for the stove, on
arrival, when necessary.
July/August : fortnightly bookings only
25% deposit required on booking, final
payment due 8 weeks before arrival.
Damage deposit of £150, refunded within
10 days of your departure, by post.
